Hollingsgate Recruitment is representing a reputable and fast-growing property management organization seeking a Senior Operations Manager
to join their leadership team.
This position will be central to leading operational functions across the company, acting as the strategic right hand to executive leadership. The successful candidate will implement scalable systems, drive property and corporate-level execution, and build alignment across people, platforms, and processes to support continued growth.
Key Responsibilities
Operations & Budgeting
- Collaborate with General Managers on financial performance of all properties
- Develop annual operating budgets with the accounting team
- Monitor operational expenses and maintain cost control within prescribed budgets
- Manage service contract negotiations and purchasing strategies to stay competitive
- Oversee internal project trackers, timelines, and deliverables
- Systematize workflows and implement SOPs for scalable growth
- Prepare internal reports and consolidate data for dashboards and metrics
- Ensure brand standards are upheld at designated food & beverage locations
Property Management
- Implement best practices in property management service delivery
- Identify and adopt innovative technologies and workflows to boost efficiency
- Oversee preventative maintenance programs and ensure property conditions meet high standards
Owner Relations & Community Strategy
- Manage sensitive and escalated communications with owners, investors, and boards
- Standardize communication templates and processes
- Partner with sales teams on owner onboarding and education
- Coordinate owner and networking events in partnership with owner relations
Business Development
- Contribute to long-range planning, policy creation, and strategic objectives
- Support marketing and leasing strategies in collaboration with internal teams
- Research industry trends and implement action plans accordingly
- Negotiate and evaluate new or existing management contracts
- Assist with management agreements, initial budgets, and planning for new project developments
- Conduct due diligence, market research, and service strategy for growth initiatives
Marketing & Sales
- Collaborate with leadership to promote a clear value proposition
- Audit brand implementation and provide improvement strategies based on market trends and feedback
- Ensure consistent branding across communications, digital platforms, and resident experiences
- Re-engage past owners and ensure unit retention
- Implement proactive owner retention strategies including service reviews and performance reporting
Team Leadership & Development
- Lead and support property management and operations teams
- Mentor Property Managers, Assistant Managers, Building Operators, and Admin staff
- Conduct site visits and performance reviews with a focus on accountability and growth
Candidate Profile
- 7+ years of experience in operations, project management, or business leadership
- Familiarity with real estate, property management, development, or construction
- Proficiency with Microsoft 365, especially Excel
- Skilled in managing cross-functional projects and influencing without direct authority
- Strong written and verbal communication skills
- Proven ability to drive systems, lead teams, and scale operations
